About
One-pager for the Harborline sample demo. Software + concierge only.
The contractor owns the structured insurance book — practice, jobs, wraps, and tails — continuously, after Procore, Jones, and the broker have all moved on.
Demo sentence
Procore runs the job. Jones watches the subs. The broker places the paper. This is the book you keep after all three have moved on.
Path A
- Fee-based software; walkthroughs uncharged
- Contractor evaluates the partner; broker-assisted is the default maintenance mode
- Source policies stay in authoritative repositories
- JSON / export portability of the recorded book
- Works with the existing broker; does not replace them
- Concierge load of the first book is the real implementation product
Refuse-list (hard walls)
- Sub COI network / vault (integrate Jones / TrustLayer / Highwire — do not clone)
- RFIs, pay apps, daily logs (Procore owns the job OS)
- Bind buttons, quotes, broker scoring
- Full contract NLP / subcontract AI reader
- Full CCIP TPA admin OS
- Gallagher Connected Risk productization · Portage / Remora
- Standalone Builder’s Risk closer without the practice book
Invitation path (PRH pattern)
Parties first meet CRH because a PHA (or housing owner) asks them to complete a real task. Submit once → reuse organization profile → immutable project snapshots → workspace offer. Not a sub COI network. Lender Risk Hub (LRH) is the next sibling build (seam only here).
- Open demo pillar 05 Invitation path — role switcher PHA · Contractor · Lender
- Profile ≠ snapshot (updating live policy must not rewrite prior closing evidence)
- Sales line: “You’ve submitted information on four projects. Would you like one place to maintain it and see all four?”
Commercial hypotheses (not locked)
View all my projects starts free for invited lenders/contractors (Participant), then becomes paid Team / Enterprise as active projects and coordination needs grow. Prices are not locked.
- Participant (free) — respond to PHA requests; reusable profile; view submitted projects
- Team — cross-project dashboard, deadlines, renewals, tasks, exports; basis = active projects/loans with included users (not primarily per-seat)
- Enterprise — multi-team/branch, RBAC, custom requirements, reporting, integrations, audit
- Bill active jobs/loans — not every historical record; completed stay accessible
- Upgrade ladder 2 → 10–20 → book-wide is a test hypothesis, not pricing
- Critical: paid workspace must let the org add jobs/loans that did not originate through PRH — else it stays a PHA-network view
Four pillars + invitation path
- Briefing — standing read of the recorded book
- Practice Book — entities, lines, deductibles/SIRs, rating basis, losses, renewals, surety, tails
- Project Insurance Desk — award → NTP → wrap → BR → SC → warranty → tail
- Stewardship — broker, wrap admin, TPA, surety commitments; private process grade
- Invitation path — PHA invitation → profile → snapshot → Participant workspace offer (Team upgrade hypothesis)
